How our local expertise and long-standing relationships will help you sell, lease or buy in 2017.
When you know your market, the Real Estate profession is a different occupation. It is as much about people as it is about property – and finding ways to match the two.
With 16 years at Cayzer, Simon Carruthers knows the markets of Albert Park, Middle Park, St Kilda West, Port Melbourne and South Melbourne better than almost any other (fellow Cayzer directors Geoff Cayzer and Michael Szulc have a few years on him, but not many!). And he has a depth of relationships with locals and would-like-to-be locals to draw on.
It is a match made in heaven.
So when a client comes to Simon with a problem, he uses his local expertise and steadfast connections to produce a successful result.
Four years ago, the owners of a Canterbury Road property, tried to sell their house with a different agent.
They spent $15,000 on a bells and whistles advertising campaign, didn’t get a bid at auction and failed to sell the property.
The home was then leased for four years, with the lease ending in March 2017.
In late 2016, the owners contacted Cayzer Real Estate about the prospect of selling the home off market while the tenants were still there.
Drawing on his connections, Simon had a number of buyers through the property and received an offer in the week leading up to Christmas. He then effectively negotiated with the buyer for the best part of six weeks and sold the property in February for $3,450,000.
Simon says, “The vendor was wrapped for selling the property for a great price and without having to spend a cent on advertising.”
